Another month, another gain…it’s business as usual for a number of capital city markets.
Australia’s residential property market has certainly hit the ground running in 2015. Across the nation’s state capitals, property values climbed 1.3% in January delivering further gains to home owners. Investors have plenty to smile about also. Gross rental yields are very strong at present – ranging from 6.0% on Darwin houses to 3.2% on Melbourne houses – returns above the rates being offered on many savings accounts.

Melbourne leads the field
While the headline result of 1.3% price appreciation for January 2015 indicates a strong start for the year, performance varied substantially between capital cities.
The largest cities performed especially well. This time around Melbourne trumped Sydney with an outstanding gain of 2.7% in January alone compared to 1.4% in Sydney. Nonetheless median property values in Melbourne are still considerably more affordable than Sydney. As a guide, the median value of Melbourne houses is $631,000 (compared to $850,000 in Sydney) while the median for apartments is $480,000 ($605,000 in Sydney).

Feb rate cut lends further support
The decision by the Reserve Bank to lower the official cash rate in February will undoubtedly lend further support to the property market.
In fact, in its February statement on Monetary Policy, the Reserve notes, “Leading indicators point to further growth in dwelling investment in the December and March quarters.”
However, equally the Bank noted that it is working with other regulators to assess and contain economic risks that may arise from an overheated housing market.
It’s a case of ‘watch this space’ to see how markets fare over the months ahead.
