在大家的印象里中介一直是为卖方服务的,你如果想出售你的物业,你会找一个房屋中介帮你把房子卖到一个好价钱,帮你和形形色色的各路买家打交道。专业点来说,中介是卖方中介,我们今天所谈的买方中介(buyers agent)是为买家服务,专门为买家挑房子买房子。
买房子不是人人都会吗?为什么需要付钱给买方中介呢?很简单,买方中介的优势在于多年看房投资的经验。他们的职业需要,让他们每天沉浸在市场里,天天都在买房看房,所以相对更有能力买到一个物美价廉的物业。第二,因为经常看房买房,他们和卖方中介建立了浓厚的关系,有些尽快想出手的物业,会先和他们联系,因为知道他们有庞大的客户资源,随时随地可以消化这些物业.
买方中介主要分为三种,第一种大部分集中在富人区,主要做豪宅物业。富人都有自己独特的品味,对自己所居住的物业也要求苛刻,所以这种买方中介会专门通过自己的关系来为富人寻找他们心中的伊甸园。而且因为豪宅面向客户太过小众,所以很多没有在市场出现的豪宅基本都通过这种渠道给了买方中介的客人.
第二种买方中介,主要为开发商服务。专门为开发商寻找各式各样的开发地块,为开发商囤地效劳。 这种买方中介,最大的能力在于谈判的能力,虽然很多可开发用地的信息都是公开的,但怎么说服屋主便是看他们的本领了。
第三种买方中介有点类似网红,他们以投资专家的身份在各大杂志发表文章,开各种收费或免费的讲座,他们大部分都是自己本身是成功的投资者,当他们开始经营买方中介时,很大原因是因为他们讲座的学员没有时间看房,所以他们自己收费帮他们选房。
买方中介虽然为买方服务,但是不一定就没有利益冲突,本人就亲眼看到过一个买方中介向客户推销小城市的房子,虽然租金很高,但是那里的增值很差。而且房子也没什么特别之处,找中介买到的价格和自己买到的是一样的。和任何事一样,相信但不可盲从,一个好的买方中介可以让你少走很多弯路,加快成功的速度,但你自己一定要懂一点专业知识.
