一间在河边的房子拍卖价打破了Parramatta区的拍卖纪录
周六,在悉尼西区Parramatta,一间3房的旧房子进行了成功的拍卖。
房子拍卖出Parramatta区最高的拍卖价131.9万,比房东的低价高出32.9万澳元。
这间房子的地址是:10 Noller Parade, Parramatta
这一间房子有3间睡房,一间浴室,双砖房子,占地面积620平米。
它只是上周末悉尼628间房子拍卖中的一间。
Parramatta这一房子的拍卖价格打破了记录,此前的纪录是90万澳元。
本房子是Parramatta河边3间仅有的私人房子之一,非常罕有。
中间公司介绍所,有200组人参观了这一房子,共发出45分合约。
很多潜在买家想把这房子买下来后,推倒重建成一间梦想之家。
上周六,这一房子由拍卖师Jason Kazanis拍卖,有150人来参加拍卖,25人举牌参与了拍卖。
拍卖师Jason Kazanis本来建议拍卖从90万起,但是有开发商第一口开价已经是105万了。
这个高开价震动了所有参与拍卖的买家,全场安静了将近1分钟后,才被另外的买家加了一万。
很快拍卖价被推倒去130万。
然后是一千到四千之间的小加价。
最后买家以高出其它买家一千澳元的131.9万买下这一房子。
买家不愿意透露姓名,他本人也住在Parramatta区。
房东是来自黄金海岸的Alan Edwards,他对这一拍卖价非常震惊和非常高兴。
他说它父母从1948年起租这一行字,然后用8000澳元的价格买下这间房子。
Alan Edwards从2009年起出租这一房子,租金是400澳元一周。
之前有买家曾经试图游说他在拍卖前出售房子,但是他拒绝了。
他说现在在悉尼是最佳买房子时期。
代理中介Starr Partners Parramatta的中介Adam Denina说,我们本来预计拍卖价100万左右。
而去年同期如果能买90万就非常幸运的了。

$1.3m riverside home smashes Parramatta record
A new record was achieved at the auction of 10 Noller Parade, Parramatta, on Saturday, the riverside home selling for $1,319,000, which was $329,000 over reserve.
The three-bedroom, one bathroom, double-brick home was one of 628 Sydney properties that went under the hammer at the weekend.
It broke Parramatta's record for the most expensive house sold at auction; the previous record was $900,000, according to Australian Property Monitors.
Situated on 620 square metres and one of only three privately owned homes that back on to the Parramatta River, it had huge popularity. There were more than 200 group inspections and 45 contracts issued during the campaign, made mostly by local families looking to knock down and build their dream home. There were also developers looking to build duplexes.
Under the Hammer auctioneer Jason Kazanis had a lively crowd of 150 people on the day with 25 registered parties.
Mr Kazanis suggested an opening offer, somewhere in the $900,000s but a confident developer stepped forward with $1.050 million that had the crowd in a spin.
It seemed to ward off other bidders but, after a minute, bids quickly shot up in $10,000 increments. There were two massive $40,000 bids, but punters kept at it. After $1.3 million was reached, smaller figures between $1000 and $4000 were bid. The property almost sold three times in the last stretch; the final three bids especially excruciating with the under-bidder adding another $1000 bid at the very last second before the home was sold.
The new owners are a local family who wished to remain anonymous.
Gold Coast vendor Alan Edwards said it was a mind-boggling result. His parents rented the home from 1948 before purchasing it 10 years later for $8000.
Mr Edwards leased the property since 2009 for $400. He had rejected prior offers, opting to go to auction. He said it was a good time to sell as the ''Sydney market went reasonably wild''.
''I remember this being a good family street with all young families,'' Mr Edwards said.
''All us kids played street cricket and tennis.
''We built rafts, swam and caught prawns in the Parramatta River when the water was pure.
''Selling this is like losing your family,'' he added.
Starr Partners Parramatta agent Adam Denina said he was ''rapt. I expected it to sell for $1 million. You'd be lucky to get $900,000 for it this time last year.
''Parramatta is seeing a huge buzz and it's not going to slow down any time soon,'' Mr Denina added.
''My office has listed 123 properties in the past four months which sold for a total of $65,050,000. The average price in Parramatta now is about $528,000 for a home, this time last year it was about $390,000.''
