澳洲政府首次置业补贴政策

以下是维多利亚州、新南威尔士州、南澳大利亚州和昆士兰州关于鼓励置业的相关补贴政策。


新南威尔士州

新南威尔士州政府推出购新房补贴政策,凡是购买价格为65万澳元或者低于65万澳元的期房,政府将补贴5000澳元,该政策适用于投资者和房屋自住者。


申请者必须在合同签署3个月内提出申请,该补贴可用于抵消印花税。


如果印花税超过5000澳元,相关差价将由买方承担,当然,如果印花税低于5000澳元,买方无需再承担任何费用。



该补贴政策适合购买多处房产者,条件是每处房产必须为新房,并且每处房产只能申请一次。

The New South Wales New Home Grant Scheme was introduced on 1 July 2012 to stimulate the construction of new homes.

The scheme provides a grant of $5,000 towards the purchase of new homes, homes off the plan and vacant land on which a new home will be built.

新南威尔士州政府同时推出一个针对首次购房者的补贴政策,对于购买新房或者低于65万澳元住宅的首次购房者,政府将补贴1万5000澳元。条件是,购买的房产必需为住宅,并且买方要居住超过半年。


从2016年1月1日起,新南威尔士州的首次购房补贴将降为1万澳元。

The First Home Owner Grant (New Homes) scheme (the Scheme) was established to assist eligible first home owners to purchase a new home or build their home by offering a $15,000 grant.

The Scheme applies to new homes only and will reduce to $10,000 on 1 January 2016.

昆士兰州

昆士兰政府推行了一个针对首次购房者的 Great Start Grant政策,对于购买低于75万澳元新宅的首次购房者,政府将补贴1万5000澳元。


The Great Start Grant is a Queensland Government initiative to help first home owners to get their new first home sooner. You’ll get $15,000 towards buying or building your new house, unit or townhouse (valued at less than $750,000). You can even buy off the plan or choose to build yourself. It’s a great opportunity to buy or build a new home in our great state.

购房者必须在住宅交付之后的一年内开始入住,并且居住超过半年方可申请。


申请者可通过国家税务局( Office of State Revenue )、银行或者贷款机构申请。


对于建造或者购买价值不超过57万5000澳元新宅的首次购房者,南澳大利亚州政府将提供1万5000澳元的补贴。



其它州,购买房产必须为住宅,并且居住超过半年方可申请。



购买期房的购房者可申请期房免税政策,最高可免除2万1330澳元的印花税。

2014年6月30日之前签署的买卖合同方可提出申请,这之后签署的合同只适合部分免税政策,免税政策截止日期为2016年6月30日。

维多利亚州

在维多利亚州,首次购房者建造或者购买新房不超过75万澳元,可获得1万澳元的补贴。

For contracts entered into on or after 1 July 2013, eligibility for the Grant will be limited to buyers of new homes.

For contracts entered into on or after 1 July 2013 to build or purchase a new home, a payment of up to $10,000 is available for eligible first home buyers. For contracts entered into prior to 1 July 2013, a payment of up to $7000 is payable to eligible first home buyers. This grant is not means-tested nor is it restricted by the price of the property for contracts entered into prior to 1 January 2010.

For contracts entered into on or after 1 January 2010, the grant will only be payable where the price of the property or construction of the home does not exceed $750,000. An exception to this requirement is where the contract relates to a home that is on, or to be built on, primary production land.


澳大利亚各州的申请者可通过国家税务局( Office of State Revenue )、银行或者贷款机构申请。



如果通过国家税务局申请,只要相关资料完备,补贴就会很快发放。



对于银行或者贷款机构的申请者,补贴会走正常的手续发放,这通常需要一段时间。
