My name is Anthony and being a local in Australia who recentlycompleted studies and now about to start working full time, it has been apersonal decision to purchase my first home. As a first home buyer, there are afew things to take into consideration when purchasing a property that meets theconditions that I require in my life.

I have decided thatwith my future income by working full time earning roughly $52,000 per year, mybudget should be around $300,000 for purchasing my first home.

I currently have an offer from an Australiancompany willing to place me either in Melbourne, Sydney, Adelaide or Brisbanefor their work and I am currently deciding where it would suit best for me tolive an affordable lifestyle whilst purchasing my first home. There are certainrequirements that must need to be met in this new property I decide to purchasein order for it to be viable and suit the conditions that I currently have inmy life.


These conditions are:

Suitsa budget around $300,000

2+ Bedroom unit/house

1+Car space

Preferenceto be closer to the CBD of the respective state

The reason I need these conditions is because Iwill also have one of my family members live with me in my newly purchased homeand as I will be working in the CBD of the state I decide to move toand will beworking in a position where I must travel around a lot, I need to have a carspace at my property and need to be close to the office for easy accessibilityduring working hours.

I have looked at a few houses in differentstates that are around the same price and have similar details about theproperty although on further investigation it seems that the properties in eachstate varies a bit in regards to the location from the CBD, age of the home andthe quality of the property.

Melbourne

Distance from CBD: 40.3km

Travelling Time: 40mins

When Isaw this property I liked the style of the home. It didn’t look too old I and thoughtit was a pretty reasonable house for the price. The home fits the criteria thatI am looking for in my first purchase although I noticed for a home like this;it is 40 minutes away from the Melbourne CBD which is manageable but a bitfurther away then what I am looking for. The houses closer to the CBD are moreexpensive and out of my budget so this is a choice I have to consider before Ipurchase a property.



Sydney

Distance from CBD: 98.2km

Travelling Time: hour and 26mins

Whilethis property is a bit older and is not as appealing for a young first homebuyer looking to invest in a modern home, it is reasonably priced and is goodstarting point for a first home buyer or investor. This home fits the criteriathat I am looking for but it is 1 hour and 26 minutes away from the Sydney CBDwhich is getting very far from where I would like to be located in relation tothe CBD. Again the houses closer to the CBD are out of my budget so it seemsthis might not be the best choice for my first purchase.



Adelaide

Distance from CBD: 11.4km

Travelling Time: 23mins


I reallylike the front yard of this property and the style of how it looks, however theinside interior of the home looks a bit old and slightly loses the appeal of ayoung first time buyer although this can be easily changed and fixed withminimal effort and can be made to suit the certain style you like. It seems inthis area and in this price range, it is possible to find 3 bedroom houses andthis one in particular also has 3 car spaces which is more than perfect for afirst time buyer or someone looking to start a family. If that was not the bestpoint of this home, the property is only 23 minutes from the Adelaide CBD whichis perfect for the conditions I set when choosing a property. This property isa strong contender in my choice to purchase a first home as it seems like thebest choice so far and there are a few properties in the area similar to thisone.


Brisbane

Travelling Time: 1hour and 48 mins


Thisproperty ismodern and appealing for a young first home buyer. The property isupdated with new facilities and it is reasonably priced. This home fits thecriteria that I am looking for but it is 1 hour and 48 minutes away from theBrisbane CBD which is extremely far from where I would like to be located inrelation to the CBD. It would take forever travelling to work and back everydayand the properties closer to the CBD with the same conditions exceed the$300,000 budget in the current market. While this home is nice, it is too faraway from the CBD and would be impossible to cope with travelling that far towork every day.

Decision and Review

While Iliked a few of the properties in NSW and QLD, it seems that to find a propertythat fits the criteria I require is difficult. While it may be possible to finda perfect property at times that is cheap and close to the CBD, it is rare andthey usually get sold so quickly due to the demand and thus very difficult toget your hands on one.

Purchasinga home in Victoria is an option and the properties are not extremely far fromthe Melbourne CBD. It is also easier to find properties like this one but also again they are in high demand so there is a lot ofcompetition to purchase this type of home.

97Gordon Street Albert Park SA 5014 is the property that I decidedto pursue as it is perfect for the lifestyle I want to create. I recommend SAto anyone wanting to purchase a first home as there are many properties thatare close to the CBD, offer bigger land sizes, more bedrooms and are betterquality for the $300,000 price budget when compared to the other states ofAustralia. It shouldn’t be too difficult to find a property like this in SA soif you are seriously looking to purchase your first home or wanting to investin real estate, get in touch with an agent in South Australia and startcreating the lifestyle you are looking for.
