Budget boost for first-home buyers
The Baird government will raise the threshold for the first-home buyers grant to $750,000 in this month's state budget, allowing more home buyers to qualify for assistance.
The grant is only available for the purchase of new homes. The raised threshold represents a $100,000 increase in the purchase price of a qualifying home and comes after Sydney's real estate market roared back into life over the past year.
NSW Treasurer Andrew Constance said: “This will make the dream for young families of owning their own home that bit easier."
Last year 7800 home owners qualified for the $15,000 grant, compared with 36,600 in 2011, after the scheme was restricted to the purchase of new homes.
Andrew Wilson, senior economist for Fairfax Media-owned Domain group said it’s no surprise the threshold is being lifted but the move may not have much impact on the market since it is not available for existing homes.
“First-home buyers are mainly interested in the established market,” he said.
Mr Wilson said it’s difficult to find a house and land package for less than $600,000 in Sydney, and first-home buyers tend to prefer inner areas, where prices are higher than the grant threshold.
Data released this week showed Sydney house prices declined 1.1 per cent in May. The median home price was $678,500, compared with $545,000 for all capital cities.
Housing Industry Association chief economist Harley Dale said $650,000 is a rough estimate of the median price for new homes in NSW.
More land
Premier Mike Baird also announced that the state government has freed up land for 6600 new homes in Sydney’s northwest.
Land at Marsden Park North, Richmond and Blacktown has been released or rezoned for housing.
The Marsden Park land has space for 4000 new homes and is close to where the North West Rail Link is being built, while the land at Blacktown is on an old golf course.
‘‘In western Sydney, there is a massive housing boom occurring and the unlocking of up to 6600 new housing lots at three sites will boost housing supply and make homes more affordable,’’ Mr Baird said in a statement.
The government claims 100,000 new homes have been built across NSW since the March 2011 election.
